Bella Vista, Queen Village and Passyunk East

When I moved with my family to Philadelphia in 2002, we landed in a great first floor rental on the corner of 10th and Carpenter. It was a lovely place just off the Italian Market. The life that we dropped into was, in most ways, not that different from how we lived in Prospect Heights in Brooklyn when we left.

In that spirit, I am going to spotlight a small sample of what is available in the 300-600K price range in a variety of neighborhoods east of Broad in South Philadelphia. All of these home are convenient to some form of public transit and the Christian and Carpenter spots are easily walkable to Washington Square West.

Take a look:

912 East Passyunk-Listed at $319,900, this is a super cute 3 bedroom/2 full bathroom in a great area on one of the hottest streets in all of Philadelphia. Surrounded by restaurants and shops, this would be a fabulous landing spot for anyone thinking of relocating to Philadelphia. East Passyunk always reminds me of my early days in developing Williamsburg. There is a palpable entrepreneurial spirit that is pervasive in this area! It is 1000 sq ft and ready to go!

912 E Passyunk

1309 Christian-Listed at $449,000, this is an amazing deal with 4 bedrooms, 3 full bathrooms and a first room powder. Completely renovated with exposed brick and all the quaintness that one might expect from that million dollar BedStuy sale that I previously posted last week! Except this is…right in the middle of town and convenient to bars, restaurants, supermarkets and public transportation.

225 Carpenter-Listed at $524,998 (funny number), this is a 3 bedroom, 3 full bath, 1 powder room new construction property of 2,200 square feet. Located in Queen Village, this property offers all sorts of amenities in a quaint and historic neighborhood that also has fantastic restaurants. Quiet and convenient! Lovely. If this were located in Fort Greene or Brooklyn Heights, it would be well over $1.5M. The difference between true value is very simple to me.

What You Get For $750,000

In NYC, spending $750,000 on a new real estate purchase does not get you much…not even in Brooklyn anymore. Well, in Philadelphia it will get you this:

N 17th

4,000 Sq Ft Rocked Out Townhouse in Northern Liberties

So, just working on my NO DUH series here. Make a better life in Philadelphia. It might take creativity with the work schedule but there is no doubt  and tons of evidence that life is Philly can be extraordinary!

Philly in the News: Amos Lee on Jay Leno

When I moved to Philadelphia 10 years ago, I continued working in nightclubs and restaurants and had the pleasure of creating a cool weekly with a then-barely-known Amos Lee at NXNW. It lasted almost a year and the performances just got better and better. Well, he is no longer barely known and still calls Philly his home! Note the t-shirt on the keyboard player….we are all such boosters!!!
